NEW YORK (Dow Jones)–Liz Claiborne (LIZ) said Monday its Madison Avenue Juicy Couture shop is not closed and it is “not necessarily closing.”

A Liz Claiborne spokeswoman said the company is “assessing the productivity of the store as it relates to the cost of operations” - metrics it uses with all its stores to determine “the most appropriate next steps.”

Falling store traffic has plagued retailers as consumers have tightened their purse strings amid the credit crunch. In addition, sky-high leases signed when the commercial real-estate market was booming have come back to haunt some retailers. A report by Women’s Wear Daily said the division had been paying $2 million a year for the space and planned to close the store.

In May, Liz Claiborne, whose brands include Juicy Couture and Lucky Brand Jeans, posted a first-quarter loss of $91.4 million, compared with a loss of $31 million a year earlier. Over the past two years, Liz Claiborne has eliminated several thousand jobs and streamlined its brand portfolio by selling, closing or licensing more than a dozen brands.

Liz Claiborne shares recently traded up 2.68% to $2.68.

The parent company of former Russell Simmons and Kimora Lee Simmons owned brands Phat Farm and Baby Phat may be close to bankruptcy according to WSJ (Wall Street Journal).

According to the Journal, Phat Farm and Baby Phat, now owned by Kellwood Co. are in jeopardy of falling thanks to mounting debt and a bondholder that refuses to give it breathing room when it comes to paying off a reported $140 million bond.

Kellwood, which employs 2,000 people, also owns Sag Harbor and Vince clothing brands.

Russell and then Kimora Lee Simmons sold Phat Farm and Baby Phat for somewhere over $140 million before financial woes began to sweep the industry. Kimora Lee Simmons remained on board at Baby Phat however… no word on her position with this whole bond situation.

Qualifying Criteria

In my previous articles, I have mentioned several factors I initially search for when examining REITs. My list has evolved a bit since my first articles, but here’s the general rundown of what I am looking for:

(1) Relatively low leverage

(2) Insider buying and a substantial amount of inside ownership

(3) High levels of liquidity

(4) Property in markets near a bottom, with no excessive exposure to “bubble markets”

(5) Strong asset quality in real estate holdings and other balance sheet accounts

(6) Focus on residential RE favored over commercial RE

(7) Office and industrial RE favored over retail RE

CBL could arguably meet three of these prongs. Their properties are concentrated in smaller and middle markets that did not “bubble up” as much as the larger markets, so you could argue their properties are closer to a bottom. Their properties could also be considered relatively high quality for a retail REIT. Plus, there have been some large insider buys over the past few months.

Overview

CBL & Associates is a REIT primarily focused on developing and operating regional shopping malls; however, they also deal with community centers and some office properties. CBL mostly operates in medium-sized and small- markets, which gives them some advantages of the companies operating in the big city environments with the biggest bubbles.
